Design Phase I: Walkthrough
It’s all about teamwork and from day one, we’re on the same team! It all starts with a conversation in which we learn about you and your idea. First, we lead a 20-minute conversation to learn about your tastes, priorities, and expectations, as well as how we can use our design-build process to help you achieve your vision within your budget.
Following that, we’ll take a tour of your house (or particular project area), take photos and measurements, and describe the project’s scope in detail. With this information, we can begin a preliminary design layout that is tailored to your wants and needs. This helps us to prepare a preliminary analysis that includes a refined project scope and budget range. We build schematics (floor plans and elevation views) of your desired project based on these. Finally, we sign off on the scope before moving forward with the fun part – the actual design planning!

Design Phase II: Design Planning
You will collaborate with our design team during this process as we outline the fine details of your project.
For your approval, detailed elevations and floor plans are provided. A budget is developed after accurate cost estimates are given and financial options are researched. You’ll be sent a products specification sheet with budget allowances. We sign a Construction Agreement after you approve the concept, plans, and budget. Now that the project has been planned, we can apply for permits and begin construction. This is one of our favourite phases as the abstract ideas are replaced with specifics and imagery and our clients’ enthusiasm grow.
We’ll pick samples together and submit them to you so you can choose the items and finishes for your project. Our in-house design team collaborates with the development team in the design process which allows us to streamline this process. This approach ensures that the concept is designed to project scope standards, right down to the smallest details.
